Results & expectations

Will I make money?

No one can promise that, and you should be wary of anyone who does. Many flips lose money, often because of overpaying, underestimating the rehab, or carrying the property longer than planned.

What the membership does is teach you to analyze deals, budget a rehab realistically and recognize bad deals before you buy them. Sometimes the most valuable outcome is the deal you decide not to do.

Will I get deals, leads or buyers?

No. The membership does not provide deals, leads, financing or buyers, and nobody in it will be steered toward a particular property, lender or contractor. You’ll learn how to find and evaluate deals yourself.

Is this a business opportunity or a franchise?

No. The membership, including the Calculated Cash Flips curriculum, is education. You’re paying for teaching, tools and live coaching, not a business, territory, system or investment.

Will Wesley tell me whether to buy a specific property?

No. We’ll run members’ deals through the calculators together so you can learn the process, but the decision is always yours. Nothing in the membership is legal, tax, financial or investment advice, and Wesley isn’t acting as your agent or broker in the program.

Getting started

Do I need a real estate license?

No. You don’t need a license to join or to buy and sell property you own. Licensing rules can apply in some situations (for example, if you start marketing or selling property you don’t own, or acting for other people), so check with the Georgia Real Estate Commission or an attorney about your specific plans.

I’ve never bought an investment property. Is that okay?

Yes. The membership is built for beginners and people with one flip behind them. If you already run several flips a year, you’ll probably find it too basic.

How much money do I need to start flipping?

It varies with the property, the financing and the market. Module 1 (Should you flip at all?) and Module 4 (Financing & holding costs) cover how to figure out your own number, including reserves for when things go wrong. The membership fee is for education only; it isn’t an investment.

I’m not in Atlanta. Can I still join?

The calls are on Zoom, so you can attend from anywhere. The examples, comps and monthly Deal Teardowns are Metro Atlanta-focused, so the membership fits best if you’re investing here. The deal math works anywhere; the local market knowledge won’t transfer as neatly.

The membership

How much time does it take?

Plan on about 2–3 hours a week: the weekly live call (75–90 minutes) plus the current module and some practice on real listings in your target area. If you can’t make a call live, the recording is there.

What if I miss a live call?

Every call is recorded and added to the recordings library. You can also post your questions, or submit a deal to the review queue, ahead of time and we’ll cover it on the call.

What if I join after the first modules are out?

Every module that’s already been released is in the library when you join, so you can start at Module 1 and work forward at your own pace. The weekly calls are open to every member, whichever module you’re on.

How long should I stay a member?

As long as it’s useful to you. The core curriculum rolls out over about 16 weeks; after that, the weekly calls, deal reviews and new material continue. Some people will stay for the core, some longer. You can cancel anytime.

How long do I keep access to the materials?

The live calls, recordings library, released modules and community are available as long as your membership is active. If you cancel, access ends at the end of your last paid month. Calculators and checklists you’ve downloaded are yours to keep using on your own projects.

Is one-on-one coaching available?

Yes, as a private coaching add-on for members, with limited availability and by application. Mention it on your application and we’ll talk about whether it’s a fit and what it would cost before anything is agreed.

Billing & cancelling

How does payment work?

Membership is $349 a month, billed monthly to your card. It renews automatically each month until you cancel. No contract and no long-term commitment, and you don’t pay anything to apply.

Founding members: join in the founding period and your $349 rate stays the same as long as your membership stays active.

How do I cancel? Is there a refund?

Cancel anytime from your account or by emailing info@investormaestroacademy.com; cancellation stops future billing. You keep access until the end of the month you’ve already paid for.

New members: if the first month isn’t for you, email us within 14 days of joining for a full refund of that first payment. No reason needed.
